On this journey of buying and selling houses I feel as though I have encountered both the best and worst of agents, you of course being the best. Just thought the following saga would interest you.

Sellers agent (an agent with a large real estate company) failed to realise that my requested settlement date being a Saturday would not be possible because settlement can’t be processed on a weekend. My Saturday date was left in the contract until the At Realty Conveyancing solicitor alerted me. I had to cancel my removalist and shift the removal date to tomorrow the day after settlement.

As soon as I received all the documents I had to look over from the solicitor I asked the agent to confirm with the sellers that they had their ATO certificate sorted because I had heard that they were overseas. The agent told me that this was something I needed to discuss with my solicitor. I asked the solicitor about it and he said he believed the sellers solicitor would be on to that.

I received a call last night (the day before settlement) that the sellers needed an extension of settlement because they hadn’t organised the ATO certificate. The agent however, had assured me she would insist that the sellers allow me access for the removalists which I had booked for the next day and I would be able to do the pre-settlement inspection today as we had arranged.

I had loaded up the car and the dog and has stopped at Oxenford for coffee at 8:00am only to receive a call from the agent that the sellers have refused to allow me entry.

I had to wait around till after lunch while solicitors talked with each other, finally to be told that the new settlement date was delayed a week.

I was thankfully able to cancel and reschedule my removalists. The selling agent from could have averted all of this by simply doing what you did for me and alert the seller of the need to get their ATO certificate in advance. But she had refused to handle any legal matters.
I wanted to share this story with someone who could understand and once again thank you for your diligence patience and professionalism when selling my property.
